- ⚫*Car/Trash Pass: After completing HOA registration, guests will receive a confirmation email with a copy of their car/trash permit. Please PRINT the permit prior to arrival, as this will allow you to proceed directly to the house.
- ⚫Our homes use electronic door locks 🔐 for your convenience. A door code will be sent to you automatically ⏰ 2 hours before check-in time, unless you’re checking in earlier.

📌 Please note that the $35 HOA registration fee only covers your registration with the community.
- This is an HOA community requiring us to submit guest's info THREE (3) DAYS prior to arrival.
- Any changes to reservation details including number of occupants, additional vehicle, swapping of vehicle, and additional guests cannot be made within THREE (3) DAYS of arrival date as HOA is very strict on this. (No exemptions)
- Guest(s) of a Renter count towards your property's occupancy limit
- HOA late fee will apply if registration is not completed at least THREE (3) DAYS prior to arrival

📌*Wristbands: Wristbands are mandatory for all individuals 12 years old and above. These are used for identification and access to the community, amenities, or facilities and must be worn. DO NOT DISCARD and please make sure that all wristbands are left at the property after each stay. If wristbands are lost or stolen while staying at our home, there is a $25 replacement fee per band.
- We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. Note: be sure to refill/replace the existing tanks - do not purchase a brand new tank.
- Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!
- Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they're generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they'll simply wander by and continue on their way.
- Winter Driving Note❄
- Lost & Found Shipping Policy: If personal items are left behind, we're happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee).
- Guests are responsible for properly disposing of all trash before checkout. A $5 per bag disposal fee may apply for trash left behind. If you're checking out on a day the community compactor is closed, please plan ahead and take the bulk of your trash to the compactor the day before while it is open.

📌 We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.
📌For transparency, please know that our hot tub is professionally serviced after every reservation, and our tech team sends us time-stamped photos once the cleaning and servicing is completed — we keep those photos on file to confirm it’s been properly cleaned and ready for each new guest. Lastly, if you request any additional hot tub cleaning/service during your stay (outside of our standard post-checkout service), it will come with an additional fee and will be billed to the guest.
