How is your fee actually calculated?
Whatever percent your management fee is, taken after OTA fees and cleaning fees pass through to us. You receive net deposit on the 10th of every month, along with a monthly statement that breaks down every dollar. No setup fees, no listing fees, no monthly minimums.
Can I still use my own home?
Whenever you like, no extra fees. You’ll have a simple owner-block calendar — drop in dates and we keep guests out.
How long is the contract?
Month-to-month — can be cancelled at any time.
What happens if a guest damages something?
We hold a refundable damage deposit on bookings outside of Airbnb. For incidents on Airbnb, we file directly with Airbnb’s AirCover; for other OTAs, we file with their respective insurance programs. If those don’t cover the damage and we have a security deposit from the guest, we charge it against them. We have a dedicated claims department that handles every incident specifically.
Do I get to approve the nightly rate?
You set a floor — the lowest rate you’ll ever accept, even off-season. We price above it. If we want to go below your floor (rare) we’ll ask first. You see the rate calendar in the owner portal at all times.
What if I’m currently with another PM?
We read the contract for you, schedule the transition for an existing booking gap, and handle all OTA listing migration. You usually don’t lose a single night of revenue.
What homes do you not accept?
We don’t take homes outside a 25-mile radius of Albrightsville, or owners who want hands-off but won’t fund seasonal maintenance. For homes that need significant work to be guest-ready, we have an in-house construction arm — an interior designer and a construction crew that can handle renovations, upgrades, and furnishing throughout onboarding. If a home isn’t a fit even with that support, we’ll tell you on the first call and refer you to a competitor we trust.
